Summary of Forms

This contract is used to state the price, date, and terms of a purchase/sale of a new condominium unit or a unit that has been converted into a condominium, including, for example, any mortgage or inspection contingencies, and the legal documents necessary for the sale of new or converted condominiums.

New Construction Re-Inspection Addendum – new 11/07

This form is used to state which “punch list” items have or have not been completed by the builder of new construction. This form is intended to be used with the New Construction Purchase and Sales Agreement

Condominium Documents Addendum – new 11/07

Rhode Island law requires a seller of a condominium - when it is new, a resale, or a conversion – to a provide a prospective buyer with legal document, including condominium bylaws and regulations. This form is a checklist of the documents that are provided to the prospective buyer and is intended to be used with the Resale Condominium Purchase and Sales Agreement or the New Conversion/Condominium Purchase and Sales Agreement.

Confidentiality Agreement – Rev. 04/06

This form is used if a buyer wishes to keep the existence, price and terms of his or her offer confidential. The seller and listing agent should sign and return this form before the buyer’s offer is submitted.

Hubbard Contingency Clause – Rev. 08/01

This form, which is also called a “kick out” clause, is used if a buyer needs to sell another home or property in order to have the funds to buy a property. This form allows the seller to continue to market the property to other buyers and terminate the contract with the original buyer if he or she does not agree to waive the Hubbard clause.
